#tenant fee ban confirmed now for the 1st June 2019 - meaning #lettingagents cannot charge prospective tenants any fees whatsoever for their application for #housing 😱

I’m in a pretty unique position of being a #lettingagent #businessowner , a #propertyinvestor and #propertydeveloper, and a #publicspeaker on the uk #investmentproperty #market 🙋🏻‍♂️

So what do I think? 🤷🏻‍♂️
✅. Increased legislation and requirements of letting agents are pushing their margins tighter than ever, we are seeing major players like LSL closing branches, and countrywide with a £150m bail out.  Agents can’t pay for it. 💆🏻‍♂️
✅. #propertyinvestors are likely to see an increase on their tenant finding fees in the first instance (I don’t think #propertymanagement fees should increase personally) 😱
✅. #rents are under severe pressure.  The introduction of #landlord #tax changes, the national housing shortage, and the likely market turn in #homebuyers in the next year (more on this in the future), and now this, are going to put rents under pressure.  I think areas will see an increase of around 10% in rental costs in the next 12 months (we are already seeing some movement) *

As often happens with government policies picked as “vote winners”, they often end up hurting the people that they were intending on helping.  Fees should’ve been capped - they haven’t - now the #property market will react.

Refinance through for this one yesterday and it’s a simple example of how our deals work.  Most property posts focus on pretty refurbs, I prefer the pretty numbers!  This is the type of deal we are chasing for our first purchase in our no money challenge! 
The property is now tenanted creating £500 per month passive income and we made £3,000 buying it.

The property is not an “insta worthy” project, everything we spent money on in the refurb was functional not fancy.  The refurb included new flooring, full redecoration, new kitchen, bathroom refresh and a boiler.  A great bonus is we have provided a young couple with an affordable starter flat who love their new found independence.

We could have flipped it and realised a larger instant sum of money but passive income is king for our model!  What do you look for from your numbers?.
